Question for Board Members

    Hello, I am on The Board of my building and last night, the prospective purchaser we interviewed asked if they could install a kitchen vent. The vent would basically suck out all the fumes (and she mentioned oil being sucked out as well) out of her kitchen and out the window.

    Does anyone have any experience with this?

    The Board is thinking it might be an eyesore and we are concerned that the fumes would be pushed out her window but end up in her neighbors apartment.

    Any comments would be helpful.

    We have never had someone ask that. I think your concern is reasonable. When people do renovations/alterations in my building, the managing agent looks over a packet and if necessary, submits it to our building engineer. This does not sound like a full-scale alteration, but I would either flat-out deny the request, or maybe tell her that she has to provide pictures of the unit and get the specs on the specific unit and your building engineer will have to review. Also, it sounds to me that the vent will have to somehow be attached to the window frame--that means they may have to put holes in it. Do you want to let them do that? Are your windows under any sort of warranty?--If so and holes are put in the frames, that might void the warranty.

    I wouldn't deny the application based simply on this request, but I would make it clear that approval of the applicant is separate from approving the installation. If you normally issue written approvals, just to make things clear, you may want to add a line to the effect that approval is of the applicant only, and is not a grant of permission for any alteration/renovation work or installation of any appliances/equipment that may have been discussed at the interview.

    As Shayna said any renovation package such as a kitchen would have to be submitted to management and here the board president. We would not allow that in that would be extremely unattractive and yes carry potentially noxious smells outside. I wouldn't deny their application to purchase if they meet your criteria but I would watch that apartment carefully and alert management to look for a renovation package,

    Also have the super be on the lookout for something coming out the window of that apartment as they just may do it anyway without approval.

    Good idea, KGResident. If it's a doorman building, may want to have the super tell the doormen to be on the watch for a delivery of a large box indicating contents as being the vent, or who appear to be workmen. Unfortunately, people can be sneaky.

    We approved and they were informed that we are still researching the vent issue and we will let them know our decision.

    Luckily, their kitchen is easily seen from the street and I will keep and eye on it if we do deny the vent.

    Hamilton,

    I live in an apartment, and we have something similar to what you're talking about. We have a microwave mounted over the stove, and the microwave has a vent under it that sucks op the air. On the top of the microwave, there is the end of the vent that expels the exhaust and points right to the top of the window (which we leave open when we turn the vent on). We know the neighbor next door, and he's never complained about our cooking or the smell; we usually use it when the kitchen gets a bit hazy and we need to pull the smoke out of the apartment. Now oil being sucked out? That I have no idea about...

    What I believe they were talking about is an actual vent system that went out the window probably at the top. Not just a built in pointed at the window, my microwave does the same which is above the stove as well.

    Most "over the oven" microwaves have a venting system built in and the air is run through a filter and it is not ducted out through a vent in the wall or run to a window. I agree with KGResident, though. It sounds like OP is talking about a vent being run straight to the window.

    I have seen a photo of vent system like the one Hamilton describes above.
    The apartment was in a pre-war coop near Barns St? I don’t remember the address, because I just saw a photo which I received from Realtor last year.
    I don’t think it is ugly from outside. Window type A/C is as ugly as VENT hole in the window you would see from outside. Fume? I am not sure.

    Agree that window units aren't attractive. My building has a central air system, not window units. The plus is that we don't have unattractive window or through-the-wall units sticking out of the building. The minus is that residents can't get a/c in early spring or late fall, if the system is either off or is switched over to heat. The only person with a window unit in addition is someone with a documented medical condition who needs a/c at some points in the year when our central system is either off, or switched over to heat.
