Ok, the solution came to me while smoking one of Fidel's finest as I walked past the stadium a little while ago. Turn the stadium area into a Golf driving range. The tiers are already there, you can have 5 or more levels of driving space, like I have seen in Japan and at the Chelsea piers. Golf has become one of the biggest revenue producing sports over the past decade. The netting, that would prevent the balls from impacting houses or beaning one of the West Siders as they nosh on the patio, is pretty unobtrusive. With proper design, there would be room for on site parking and possibly even a pitch and putt area. It would be low noise, it would draw a nice crowd and golfers pay big money to play. It could be open year round if the stalls are constructed correctly.

Just an idea, maybe the cigar was laced with something!!

Michael: Over the long haul they would make more money leasing the Stadium than selling it and certainly that's the preferred choice. But that's never been the point. The point is they know they can't and it's not a matter of them not approaching operators. If the stadium were viable there would be no shortage of serious offers. The problem is very simple the community is hostile to the kinds of acts that draw the audiences it can realistically accomodate. As for parking I've parked in that lot it's tiny, you couldn't build an underground lot that would accomodate at least 2000 vehicles. You'd have to build something on Austin and a bridge over the tracks. Problem isn't the Club it's the community.

If it can't be leased then the land has to be sold, becasue the Stadium is nothing more than a drain on the club and the sales proceeds can be reinvested. Also I suspect that many members voted the Cord Meyer deal down because it wasn't enough money.

Forlifer: sounds good to me rip out the seats, put the decking on the second level and I'd go.

Lots of good ideas here for the stadium. If all the business owners and developers got together, they could form a corporation to buy it and develop it. As for parking, Forest Hills is located at a major transit hub, access to bus, train and LIRR. People could park outside the area and take public transit. I take public transit when going to events in Manhattan and it's not a problem. Anyone can step on and off a bus and if you can't, there's always access-a-ride.

Ava: firstly it would cost close to 25MM to buy and renovate the Stadium so that can be a proper venue for entertainment. No way the local businesses and developers are raising that kind of money unless they have an operator who can produce the return to justify that kind of money. The acts that draw younger audiences who don't typically drive are unacceptable to the community. The acts that are acceptable are for an older suburban audience like most of the people in that community. They drive. You need parking. You can't compare to Manhattan because you have a system that is designed to go back and forth to Manhattan so it's easier for people from different places to take the trains there. Do you really think someone is going to take a train at 11:00PM to Manhattan and then have to take a train to Scarsdale when they can get in their car and drive home in less than half an hour. Even from the Island most of them aren't going to take the LIRR, it's a pain in the rear from the North Shore. It's a twenty minute ride at night to many of those towns as opposed to going to Woodside an then going over to the PW platform which turns it into close to 90 minutes. Or anywhere else do you really think most of these people want to be at Jamaica Station at 11:OO PM waiting for their transfer.

Talbot, don't most concerts start at 8:00 pm? I see your point though. As far as raising all that capital, I wonder how the stadium was a success for so long back in the day. It's just a shame that nothing can be done. What we really need is a beautiful Inn for out of town guests to stay at. Maybe Trump could turn it into a hotel and catering/wedding place.

Ava: It was a success because of the Open. Those two weeks at the end of the summer made big money for the Club. It was like Christmas for them and many of the local stores. The Camera Store which was a long time client of ours probably made the bulk of their money during that period. At the end even more so, as the event became more popular. Going to Flushing Meadow gave them parking and allowed the Open to expand as West Side was becoming too small as well.

A hotel/catering/wedding hall would be awesome! I don't know why the WTC doesn't invest in that (or get backers). There aren't such great catering places in Queens IMO. It would really be great!

While it would be nice to have a more local catering hall, then you'd be back to the old issue of parking shortages. In Brooklyn they had a lot of factories that were converted to wedding halls. But to knock down the stadium and convert it to a hall with a separate restaurant? Probably not very viable.

But I'm with all those who, while we understand it would cost way too much to repair the stadium, would hate to see it turned into more McMansions or apartments. Isn't there anyone out there who is both creative and filthy rich?

Well some people these days have small weddings. There is surely enough space for a hall and parking. They fit all those trucks in the back so I think it's feasible for let's say up to 100 people party.

All the creative rich people flock to Brooklyn lol

A Cousin of mine had hers last summer at the Brooklyn Botanical Gardens.

A Hotel would be feasible, but you'd also need to build parking and a more direct connection to Austin St, probably a pedestrian overpass.

I'll be honest with you. In places like Forest Hills, which are very commuter friendly, you have a lot of people that don't even have cars anyway. I know of plenty of people that had a lot of friends in the city that would have their wedding/reception out on the island. As a result, you have a ton of people trying to hitch a ride with someone that does have a car. I've also seen that families would have to rent a bus or two to truck people in from Flushing, Chinatown or 8th avenue in Brooklyn. I think there's such a thing as a "commuter friendly" wedding where not as many people would be driving and would take mass transit or a taxi.

I have to agree with Knife about Trump. There are many things about Trump one can admire or respect. His taste isn't one of them, he takes garish to an entirely different level (been to the Taj enough times to see that). He ain't for the Gardens. But their are a fair amt of Hoteliers that could do it. FH is still semi suburban and you do need parking for those who aren't coming from Manhattan or Downtown Brooklyn.

I can't for the life of me understand why people would want to destroy a work of art. And put crappy housing in it's place to boot. It's like the people want to make this area as dull and boring as they are. This beautiful place in history should be landmarked. To me it's a crime that it isn't.

IF it's so important, you and Michael can have it for around $10MM and you can do what you want with it. But unless you do that the community doesn't want it. Talbot, the concerts can be more subdued. There's always the possibility of building underground parking, and creating a shuttle bus service to the stadium. City, state, & federal landmarking incentives yield funds, and this has been proven countrywide. Every scenario is distinctive, and if more thought "outside of the box," progress would be achieved sooner. Rather than procrastinating, it is important for those who support it to work with us. It's only impossible if you want it to be.

Concerts are not going to happen at this site. Developers of residential properties is what this private tennis club is looking for. Good Luck with Weiner; he is not going to touch this esp. now that landmark status is history and more importantly because this is private property; members of the tennis club will decide its fate. Either it will remain as is for the next century or more, crumble to dust, or developed into residential properties. TalbotResident is so right. btw...love Teedie.

To my understanding, according to a public statement from WSTC President Kenneth Parker in The NY Times and The Wall Street Journal, the WSTC is seeking other uses for the site now that the CM condos have been rejected, will respect the site's historic significance, and is not in a state of debt. I don't know, I keep reading people saying the community this, the community that. I have a hard time believing that you guys have in anyway conducted any kind of scientific poll of residents of Forest Hills. And as far as I can see none of you have been appointed to speak on their behalf either. So I'm going to continue to take such comments with a grain of salt.

Junost: The community opposition to concerts at the Stadium is long standing. There hasn't been a concert since 1998 because of it. If there was no opposition, the structural renovations and modernization would likely have been done long ago as there would be enough concerts to justify the cost of renovations.

As for other uses Parker may be protecting the Club from adverse publicity by saying that. The likely reason for the rejection was that the CM offer wasn't enough money and there were some indications from some of the membership that it was issue. By saying they're entertaining other uses they can say they weren't sufficient to justify the cost of renovating and maintaining the facility. Parker knows fully well their options are limited here, so when a concert promoter makes an offer that the community opposes he can justify the sale to a developer.

By the way Michael there are Apt bldgs in the Gardens there's nothing in those coventants that would forbid it.

You think so TR? I'm sure there are people that do not want concerts at Forest Hills stadium, but that doesn't mean the whole community opposes it. I live in Forest Hills and I want concerts there.

And community opposition shouldn't have any effect on what the owners want to do with their own property. If you need further evidence of this then consider all of the Bukharian clubs that have opened up with a lot of community opposition. Now whether the majority of residents oppose them I don't know, but that sure hasn't stopped them from holding their events.

Junost: The people who live in the vicinity of the Stadium don't want the kind of concerts that make money for promoters and justify the investment the club or an arena operator needs to make. If they did we wouldn't be having this discussion. Why do you think here hasn't been a concert since 1998. Opposition is well known. It doesn't matter that you live in FH, the Stadium is in the Gardens proper and if that community opposes it they can't use it for concerts. Not only Gardens residents but people who live just outside it are in opposition as well and if you read this thread a couple of people who live in that vicinity have made those comments because they don't want the rough element many of those concerts attract.

I agree w/ TR on this. I used to live over there and the Monday morning after that last concert, there were ppl standing on the corner handing out flyers listing ppl to call and complain to. I didn't call, but I imagine enough did to stop the concerts, as that was the last one and it was over 12 years ago. Also, if it made sense to renovate, don't you think they would have done it by now instead of letting it just sit there and rot away?
