What difference does it make whether I live in a co-op or private house? The streets in the gardens are horrible that is why the board is trying to get this assessment passed. Perhaps it won't get passed but I sure hope it does.

It is my understanding that the assessment passed last night. This is excellent news. Streets will repaved in the fall. A $1MM+ project.
Idle chatter about converting the Gardens into a gated community but I don't see that happening. Although they are private streets and the city does NOT maintain these streets, we get a lot of heavy traffic barreling down our major thoroughfares (e.g., Continental, Greenways, etc.) which is a major cause for all our lovely potholes. So yes the naysayers have a point...we are paying out of our own pockets to pave our not-so-private streets.

It would be hard to gate it because of it's cut offs. For example, the house I rent in...there is a pole in front of my house. Right in middle. So if I am on one side of my house, I am in the Gardens. On other I am not. Frustrating with parking. (the Adams family has the driveway).
There are even worse potholes on the outskirts towards Yellowstone.

According to the Gardens website, there are 880 homes and 11 apartment buildings. So while $1 million isn't chump change by any means, it doesn't sound like on a per-home basis, it's a huge cash outlay.

Assessment is for 500K the rest is coming out of reserves.
Each resident will cough up @40% of their annual maintenance. Co-ops are considered one resident.I think gates would be at major entrances such as at union tpke, etc.

Does every "resident" pay the same amount, or is there some proportionality based on assessed value, or amount of land owned or something else other than an equal split among the residents?

I was walking down Greenway South yesterday and saw them ripping up the street. I'm not sure if they were repaving, or if they were ripping up the street to fix pipes (etc).

What would they have automatic gates, because residents would be hemmed in as well and create traffic gridlock. Besides they can't close off Continental Ave.

GWS is being paved from Ascan to Union Turnpike...a 200K+ project.
Assessment passed with flying colors. Average homeowner is looking at a $900 assessment.

Yeah TR, I was gonna say... how exactly would I (and other people around the area) get to the LIRR if the community becomes gated? I was also thinking of the gridlock that gates would cause-- that would be a mess.
FORLIFER, for as much as I understand where you're coming from, I think it's unfair to say that you shouldn't have to fix the roads because people should watch where they're going. If the sidewalk in front of someone's house lifted and split because of a tree, that person would have to fix the sidewalk, wouldn't they? It would be unfair for them to say that because they live in a house that they have to pay for the sidewalk, because in the end it's their responsibility. The homeowner wasn't the one to cause the sidewalk to split, it was nature (just like your potholes). Many people could sue: would it really be a valid argument for the homeowner to state that if people didn't like the condition of his sidewalk then they shouldn't walk on it? Should he say that it should be wrong to listen to music while you walk or maybe to run on the sidewalk because it could cause the person harm? He could, but the argument wouldn't be valid in this case because as the owner of said property he's responsible. You talk about City owned streets being worse, but you wouldn't snort coke if your coworker did heroin, would you? You can't justify something bad by pointing and saying "Oh well, hey, look over there. It's worse over there. Forget how bad it is here, forget that I'm responsible for this... go look over there."
In my opinion, if you buy in an area like FHG and something like potholes come up, you're responsible. You can't reap the benefits of private property like that and try and neglect the responsibilities that come with it as well. Fixing potholes is a responsibility, because it's not just you using it. If it was just you (i.e. if it was just a hole in your front lawn), it would be up to you whether to fix the problem or not. Because it's a communal space and because you agree to maintain FHG when you buy a home there, it is fair to say that the potholes do have to be fixed. If you can't afford (or would rather not pay) the assessment, that's an entirely different issue. The issue here is the responsibility of owning a communal space as a community. Again-- don't like it, don't live there. That's part of private property.I don't mean to come off like an ass, I'm just not very PC at the moment. (I've lost the ability to articulate things like a politician for a bit. My PC button is off for the summer break.) We both have pretty much the same political ideology on private property. That's my thinking behind my opinion here. I believe in private property, therefore I believe the people who own said property have the responsibility to maintain the parts of their property (or properties) that are communal. If they don't, they aren't being responsible property owners/sharers.
gcarol, I think you proved FORLIFER right with your last post. For as much as you might agree with what I wrote above and for as much as FORLIFER may disagree, you did avoid is question. It seems as though you're not the owner of a house in FHG. The assessment won't hit you as hard as it would FORLIFER, therefore you're all for it.
As an outsider looking in (I don't own in FHG), I see where you're both coming from but I don't have the bias of the assessment to weigh. If I did my opinion might be different-- but differences in opinions based on different factors is what makes the world go around...

At some point you have to make the repairs because it becomes unsafe for the residents as well as outsiders. Living in a private community is a choice and you have to take the bad(assessments) along with the good.
As for Station Sq and parts of 71st & Ascan Aves those areas would never be gated or closed off because the City or the MTA would exercise eminent domain and take control of those streets.

Shadow, I am a homeowner and I have absolutely no problem paying my share of an assessment. I have been complaining about the Gardens Corp. for many years now about the condition of our streets and this is the BEST decision the Corp. has done in many years. Paying 40% of your annual maintenance charge is not a lot of money; most residents can afford it. And, besides the residents overwhelmingly voted "yes" for the assessment. We all did the right thing.
